Tenancy or lease renewal in Sweden

Written from published rules on 27 August 2026. Not monitored for changes since. A starting point, not official advice — confirm anything that matters with Hyresnämnden (Rent and Tenancy Tribunal).

Renewing a tenancy agreement in Sweden typically involves negotiating new terms with the landlord or allowing an indefinite-term contract to continue. Fixed-term agreements often require notice to terminate if neither party wishes to continue, otherwise they may automatically extend or convert to indefinite-term contracts.

Your timing

Tenants often begin discussions about their lease well in advance of the contract's expiry date if they wish to negotiate new terms or understand extension options. Landlords typically provide notice several months before a fixed-term contract ends if they do not wish to renew it, in accordance with notice periods stipulated by law or the contract. Starting these discussions early allows ample time for negotiation or finding alternative housing if needed.

Start 90 days ahead

This reflects a common notice period for terminating a tenancy agreement, which often dictates when discussions about renewal or new terms should begin.

The process

  1. 1Review the existing tenancy agreement to understand its duration, notice periods, and terms regarding extension or termination.
  2. 2If the agreement is for a fixed term, decide whether to continue the tenancy. Contact the landlord to discuss extension options or renegotiate terms.
  3. 3If the agreement is for an indefinite term, it typically continues until notice of termination is given by either party. No formal 'renewal' is usually needed.
  4. 4If new terms are agreed upon, sign a new contract or an addendum to the existing one reflecting the updated conditions.
  5. 5If the landlord refuses to extend a fixed-term contract, or if disputes arise regarding termination or new terms, consider contacting Hyresgästföreningen (Swedish Union of Tenants) for advice or, if necessary, the Hyresnämnden (Rent and Tenancy Tribunal).

What to bring

  • Existing tenancy agreement (hyresavtal)
  • Any correspondence related to the tenancy (e.g., notices, previous negotiations)

Who handles it

Hyresnämnden (Rent and Tenancy Tribunal)

There is typically no official fee for renewing a tenancy agreement itself. However, new contracts might involve new terms, including rent adjustments. Legal advice or mediation through Hyresgästföreningen or Hyresnämnden might incur costs, though initial advice from Hyresgästföreningen is often included in membership fees.

What commonly goes wrong

  • Be aware of the notice periods specified in the contract and by law for fixed-term agreements, as missing these deadlines can affect rights to extension or termination.
  • Understand the difference between fixed-term and indefinite-term agreements, as their 'renewal' processes differ significantly.
  • Ensure any new agreements or modifications to existing ones are in writing and signed by both parties to avoid future misunderstandings.
  • Note that landlords generally need 'just cause' (saklig grund) to terminate an indefinite-term contract, while fixed-term contracts simply expire unless extended.
